Project Management

At  KZCC Ltd., our project management service is tailored to the size and complexity of your project. We will make an initial assessment of the project and agree with you the scope of our involvement. Our project management service would usually include the following list of tasks, to which items can be added or omitted as necessary.

Before Construction
  • Assessing the construction documents and making comments as necessary should any information be missing in our mind or if we find any discrepancies between different construction documents.
  • Assisting the client with the tendering process, including meeting potential contractors on site to review the project.
  • Carrying out a detailed analysis of the tender returns and issuing comments to contractors for clarification and to improve cost certainty for the client.
  • Nominating the main contractor and preparing a suitable construction contract (usually a JCT contract).

During Construction
  • Carrying out periodic site visits (once, twice or three times a week, depending on the project scope and complexity).
  • Ensuring works are carried out in accordance with the construction drawings and assisting the contractor in finding solutions to issues on site and in case any changes to the design are necessary.
  • Reviewing the quality of workmanship and materials and advising the contractor and/or clients if any items are not up to scratch*.
  • Assisting the client with any actions they need to perform during the construction period, including liaison and assistance with the procurement of client supplied items.
  • Liaising constantly with the design team (architects, structural engineers, acoustic consultants etc.), Building Control, Party Wall surveyors and Warranty providers (if applicable)**.
After Construction
  • Preparing snagging lists and updating them during the rectification period.
  • Obtaining information from the contractor and other designers and suppliers to obtain a certificate of completion from Building Control and any other warranties (as necessary).

Contract Administration

At  KZCC Ltd. we provide a building contract administration service which includes the following tasks:

  • Preparing a suitable construction contract for the project (usually JCT) including copies of all relevant construction documents.
  • Assisting with the signing of the contract by the client, contractor and any sub contractors (if applicable).
  • Carrying out periodic valuations of the work completed on site, determining percentage of completed work on the pricing document/bill of quantities and issuing an interim certificate to the client for payment. This work will be done as part of our periodic site inspections.
  • Issuing all documents related to the contract such as interim certificates, extension of time, certificate of completion or non completion etc.

Principal Designer Services

Health and safety is a crucially important aspect of any construction project. Here at  KZCC Ltd. we are qualified to act as principal designers, which would usually include the following:

  • Attending site before construction works start to assess all Health and Safety aspects and make note of any potential hazards requiring consideration.
  • Reviewing all construction documents with the aim of understanding all Health and Safety aspects of the construction and any potential hazards.
  • Preparing the pre-construction information file and distributing it to the client, contractor and design team.
  • Serving an F10 notice to the Health and Safety Executive (if applicable).
  • Assisting the principal contractor with the preparation of the Construction phase plan. 
  • Liaising with the principal contractor and attending site periodically to ensure any Health and Safety issues are addressed promptly.
